Independent real estate · Ashcombe Valley

Homes, honestly listed.

01 — The studio

We started Gablestow because buying a home had become a guessing game — hidden prices, stale listings, surprise fees. So we wrote down six promises and built a studio around keeping them.

Twin white gables against a blue sky on Pell Street

Since 2014 we've sold 1,240 homes across the Ashcombe Valley — riverside federals in Hollis Ferry, cliff houses in Old Quay, cabins up at Calder Lake. Every one went to market with a published price, a measured floor plan and an honest inspection summary.

It turns out honesty sells. Our homes go under offer faster than the valley average and fall through far less often, because nobody discovers anything at survey that wasn't already on the listing.

02 — The Gablestow standard

Real estate's six worst habits, fixed.

We asked buyers and sellers what made them close the tab. Hidden prices, stale listings, missing floor plans and surprise fees topped every list. Each one is now a written promise.

01

“Price on request”

Every price, published

No “price on request.” Surveys keep finding hidden prices are the number-one search frustration — most buyers simply skip those homes.

Status, price and photos are re-checked by the listing agent at least every three days. Stale listings are the second-biggest complaint we hear.

The listing told us about the damp corner in the basement before we even booked a viewing. That honesty is the reason we trusted everything else.

Every listing having a floor plan sounds small. It isn't. We shortlisted from home and only toured three houses.

08 — FAQ

Answers, before you have to ask.

Still curious? A named agent will answer in minutes during opening hours.

Ask a question

Buying

Because buyers skip homes without one. A published price also protects sellers — it attracts people who can genuinely buy, instead of weeks of curious viewings.

Principal and interest at today's average 30-year fixed rate with 20% down, plus the home's actual property tax, an insurance estimate from two local brokers, and any HOA fee. You can change every assumption on the listing page.

The listing agent has confirmed status, price, photos and open-house times within the last 72 hours. The exact date is shown on the listing, and anything older is hidden from search automatically.

Our buyer representation fee is agreed in writing before you tour, and is often covered by the seller. We show you the number before you sign anything.

Yes. Create a saved search and we'll send off-market previews when a seller agrees to quiet marketing — typically 5–10 days before public launch.

Selling

Pricing analysis, professional photography, measured floor plan, pre-listing inspection, video walkthrough, portal syndication, all viewings, negotiation and closing coordination. No separate marketing invoice.

It's a range, not a promise — and it shows the comparable sales it's based on. Within 24 hours an agent refines it after a short call, and confirms it in person if you'd like.

Issues surface at the buyer's survey anyway — usually followed by a renegotiation. Disclosing them upfront prices them in fairly and our homes fall through far less often.

Yes. Our agreement has a 30-day no-fee exit. We'd rather earn the listing every month than lock you in.

Across the valley our median is 18 days from launch to accepted offer this year. Your valuation report includes the median for your street type and price band.
